The 117,000-square-foot lease continues the flight-to-quality demand Midtown Center has realized over the last year
Carr Properties, a leading owner, operator, and developer of premium quality office and residential properties, today announced that global law firm Freshfields US LLP (“Freshfields”) will relocate its Washington, DC office to Midtown Center, Carr’s trophy office building located in downtown Washington, DC. Freshfields signed a long-term lease for 117,000 square feet of space on floors six through eight in the West Tower of the building.
“We are pleased to welcome Freshfields, an elite global law firm, who will join a roster of industry leaders within one of the most sought-after commercial addresses in Washington, DC,” said Jackson Prentice, Chief Portfolio Officer at Carr Properties. “Midtown Center’s leasing velocity over the past year speaks to the ongoing strength and appeal of exceptional trophy office properties like Midtown Center. We are so pleased that Freshfields joined as a valued customer of Carr Properties.”
Freshfields is a global law firm with a long-standing track record of successfully supporting the world’s leading national and multinational corporations, financial institutions and governments on complex, business-critical mandates. It will relocate from its current office at 700 13th Street NW, where the firm has been located since 2014.
“Freshfields’ move to Midtown Center reflects the firm’s commitment to providing a high-quality, elevated workplace that aligns with their global brand and supports their growth trajectory,” said Harry Stephens, Senior Vice President of CBRE’s Mid-Atlantic Region. “The building’s world-class design, exceptional amenities and retail presence offer the ideal environment to support their strategic objectives and long-term vision.”
With this lease, Midtown Center is now over 80% leased with the largest remaining contiguous block across the entire fifth floor and sixth floor of the East Tower, totaling approximately 116,000 square feet. Amy Bowser and Brooks Brown of CBRE together with Kaitlyn Rausse and Ryan Lopez of Carr represented the landlord in the deal. Rob Copito and Harry Stephens of CBRE represented Freshfields.
Situated in the heart of downtown Washington, DC, Carr Properties completed the development of Midtown Center in 2017, featuring two towers connected by three pedestrian bridges spanning 100 feet over the plaza below. Designed by SHoP Architects, the building offers world-class amenities such as a double-height fitness center equipped with top-of-the-line cardio and weightlifting equipment, a yoga room, a 1,300 square-foot bike room, and a rooftop terrace with stunning views of the Washington Monument. On the ground level, the expansive retail plaza includes some of DC’s most popular restaurants, including Shoto, Grazie Nonna, Dauphines, and Blue Bottle, among others.
Carr plans to add new amenities to the building, including a brand-new conference and entertainment center, as well as a rooftop penthouse on the 14th floor of the West Tower.
