Nationally renowned law firm to occupy 120,000 square feet within Carr’s best-in-class trophy office building located in the heart of downtown DC
Carr Properties (“Carr”), a leading owner, operator, and developer of premium quality office and residential properties, announced today that ArentFox Schiff, a nationally-renowned law firm, will relocate its Washington, DC headquarters to Midtown Center, Carr’s trophy office building located in downtown DC. ArentFox Schiff will occupy approximately 120,000 square feet of the 14-story building, taking three full floors within the East Tower as part of a long-term lease.

The ArentFox Schiff lease continues a period of significant leasing activity at the landmark property, which includes Fannie Mae’s new 340,000-square-foot, long-term lease and WeWork’s lease restructuring earlier this year. These leases underscore the strong demand for high-quality, well-located, trophy office buildings like Midtown Center.

Situated in the heart of downtown Washington, DC, Carr Properties completed the development of Midtown Center in 2017, featuring two towers connected by three pedestrian bridges spanning 100 feet over the plaza below. Designed by SHoP Architects, the building offers world-class amenities such as a double-height fitness center equipped with top-of-the-line cardio and weightlifting equipment, a yoga room, a 1,300 square-foot bike room, and a rooftop terrace with stunning views of the Washington Monument.
Carr plans to add new amenities to the building, including a brand-new conference center, as well as an indoor penthouse on the 14th floor of the West Tower. The expansive retail plaza includes some of DC’s most popular restaurants, including Shoto, Grazie Nonna, Dauphines, and Blue Bottle, among others.
Gensler has been awarded the architecture firm of record to design ArentFox Schiff’s space. ArentFox Schiff is expected to relocate in early 2028.
ArentFox Schiff has offices in eight major US cities, including Washington, DC, and advises a global roster of clients on business, litigation, and regulatory issues. As industry insiders, AFS partners with clients to develop practical business strategies and sophisticated legal solutions to achieve today’s targets and anticipate tomorrow’s problems. It will relocate more than 500 lawyers and professional staff from 1717 K Street NW, where the firm has been headquartered since 2013.
